Mixed-Use Development Regulations
D.B. Hartt has prepared downtown and mixed-use regulations for more than 10 communities as listed below.
Specifically, our firm developed a mixed-use district with density bonuses in Cleveland Heights as an incentive to create greater economic development opportunities.
D.B. Hartt also developed new mixed-use classifications for adjacent land in both South Euclid and University Heights. The district permits significantly higher intensity development than previously permitted as an incentive to encourage redevelopment of obsolete shopping centers (rather than a replacement center). The regulations include architectural criteria, a high level of landscaping, and street frontage standards to minimize exposed parking lots adjacent to public streets. The regulations specifically provide intensity incentives when buildings are located near the street.
