Commercial Planned Developments

Our firm developed commercial planned development regulations in Cleveland Heights and Eastlake to permit, under controlled conditions, the expansion of commercial uses into adjacent residential areas. This provision permits greater depth for commercial development as a means of overcoming the obsolete conditions of older commercial "strips" which often have an inadequate depth to meet current retail requirements. The regulations ensure that such expansion is only approved when the development plan demonstrates a compatible relationship with the adjacent residential neighborhood.

Commercial planned overlay regulations have also been established for Delaware. These regulations assure that an overall plan is in place before first phase commercial construction commences.
